Summary:

We purchased this 600 sq ft SFR that was situated on a 1,200 sq ft alley lot.  After lifting the house and reframing the basement pony walls, we lower the house down and created two units.  Delicate weaving through the permitting process with Seattle DPD extended our timeline, but we still sold the property for a $100K profit, split 50/50 with one of our pioneer investors.
